Milestone Inspections
Condominiums and co-op buildings of three or more stories must undergo Milestone Inspections once they reach 30 years of age. The initial phase of this inspection is a visual assessment conducted by a qualified structural engineer or architect. This Phase 1 inspection aims to identify any significant structural deterioration that could compromise the building's structural condition and integrity.
If initial (Phase 1) inspections reveal concerns, a more in-depth Phase 2 inspection is required. This second phase often employs advanced testing to thoroughly evaluate the building's internal structure.


What is Inspected?
Milestone inspections assess key structural and safety elements of a building, including load-bearing walls, primary structural members, roofs, floors, and foundations. They also examine critical systems like fireproofing, fire protection, plumbing, and electrical systems, along with building envelope components such as waterproofing, exterior paint, and windows.
What is Included in the Report?
Milestone inspection reports include a list of material findings and recommendations, a description of the inspection methodology, an identification of any significant structural deterioration, and a determination of whether any unsafe or dangerous conditions were found.
When are Inspections Required?
Milestone inspections are triggered by a building's age and proximity to saltwater: 25 years for buildings within three miles, and 30 years for those further inland. Buildings that reached these ages before July 1, 2022, must be inspected by December 31, 2024. Buildings reaching these ages between July 1, 2022, and December 31, 2024, have until December 31, 2025, for their initial inspection.
